The north (parking lot) and west (river) sides of the house currenly have vinly siding that was done in the last 10-15 years. Unfortunately the project was done on an ad-hoc basis, was not weather wrapped well, no insulation was added, and there are a lot of issues that have come up with the project since.
The south (lawn) and east (front) sides of the house still have the original board siding. There are numerous boards towards the bottom of each wall that are missing or rotted and are no longer weather-proof.
It is time... all four sides of the house need a full siding replacement. The crown molding on the outside of the house will also be replaced in a historic accurate manner as well.
This is going to be a LARGE and costly project. To help reduce intial cost and complexity of this project, it may be prudent to replace one side or two sides per year over a 2 to 4 year period. This will ensure that each side is done properly and the cost of of the project will be spread out over multiple years.
The siding will be replaced with fiber cement boards. While these are more expensive than vinyl siding, they have many advantages:
- They will last longer
- They have a higher insulation rating
- They will match the historical style of the house
